When building owners ask how often their commercial fire alarm needs inspection, the short answer is usually “annually” — which is technically correct for the system-level test but misses most of the compliance picture. NFPA 72 Table 14.3.1 defines inspection and testing intervals by individual device and component type. Some items require monthly inspection. Others are semi-annual or every five years. The “annual test” is one layer of a multi-frequency schedule that most buildings only partially follow.
Georgia-specific requirements add a second layer. The Georgia State Fire Marshal adopts NFPA 72 as the minimum standard for commercial fire alarm inspection, but Georgia also imposes specific inspector licensing requirements and, in some occupancies, requires inspections more frequently than NFPA 72 minimums. Local AHJs — Atlanta Fire Rescue, Fulton County, DeKalb, Cobb — can add further requirements through local amendments.
What NFPA 72 actually requires: a device-by-device schedule
Table 14.3.1 of NFPA 72 (2022 edition, currently adopted in Georgia) lists inspection and testing frequencies for every fire alarm component. The categories that apply to most commercial buildings:

Buildings that have migrated fire alarm communicators from copper DACT to IP or cellular paths need to verify that the new communication path is listed and supervised per NFPA 72 §26.6. Georgia State Fire Marshal requirements on top of NFPA 72
Georgia adopts NFPA 72 by reference through the Georgia State Fire Code (O.C.G.A. §25-2 and the Rules and Regulations of the Safety Fire Commissioner). Key Georgia-specific requirements that go beyond NFPA 72 defaults:
- Inspector licensing: Georgia requires fire alarm contractors and inspectors to hold a GASFM (Georgia State Fire Marshal) license for fire alarm work. A general low-voltage contractor without the GASFM designation cannot sign off on a fire alarm inspection in Georgia.
- Inspection report format: Georgia AHJs expect inspection reports in NFPA 72 Annex B format or an approved equivalent. Reports using non-standard formats are routinely rejected, requiring reinspection.
- High-occupancy buildings: For A, E, and I occupancies (assembly, educational, institutional) in Georgia, annual tests are mandatory minimums; some local AHJs require semi-annual for certain institutional occupancies.
What Atlanta and metro AHJs add
Atlanta Fire Rescue follows Georgia State Fire Code with local amendments focused on high-rise and large-assembly occupancy. The most common local addition: quarterly visual inspections for fire alarm systems in high-rise buildings (defined in Georgia as ≥ 75 feet above lowest fire department access). DeKalb County and Fulton County both require that inspection records be available on-site at any code inspection — a building whose records are not current risks a stop-work on a renovation permit even if the fire alarm itself is functional.
For buildings with mass notification systems governed by NFPA 72 Chapter 24, Atlanta Fire Rescue inspectors have been citing the 2022 update’s risk-analysis requirement as a basis for additional documentation review during annual inspections. Buildings that haven’t updated their MNS risk analysis since the 2019 code cycle should expect that to surface.
Building a practical compliance calendar
Most commercial buildings in Georgia can meet their fire alarm compliance requirements with a four-tier calendar:
- Monthly: Visual inspection of the FACP, indicating lamps, and power supplies. Typically performed by the building engineer or facilities manager, documented in a log. Takes 15 minutes.
- Quarterly: Visual inspection of waterflow and tamper switches; battery charger voltage check. In high-rise buildings: full visual inspection of notification appliances on critical floors.
- Semi-annual: Any semi-annual-interval items per Table 14.3.1 applicable to the specific system. Most standard commercial buildings don’t have semi-annual requirements beyond waterflow items; I/E occupancies may differ.
- Annual: Full NFPA 72-compliant inspection and test by a GASFM-licensed contractor. All device functional tests, battery load test, notification appliance sound pressure levels, and communication-path verification. The resulting report should be filed with the building’s maintenance records.
